Seller's Comment...We were originally drawn by its excellent location adjacent to California Country Park, having spent a lot of time here walking around the lake and visiting the little cafe. The area remains so peaceful and quiet and the property is fortunate to be in a position with direct access to the park.
The house itself has a really lovely welcoming feel to it as you come in through the front door, it’s always felt spacious and airy, and we have spent many summer evenings entertaining with the large garden room doors wide open.
We designed the extension a few years ago mindful that we wanted to have advantageous views out across the park. Our favourite room absolutely has to be the extended open plan kitchen and dining space, which as our sellers have said really is the heart of the home and creates the perfect entertaining space. What we love about it is not only the impressive size but the amount of light coming through with the sliding doors leading onto the garden. The kitchen boasts solid stone worktops, integrated appliances and ample cupboard space.
Upstairs you have an impressive open landing with skylight and the great room sizes continue here too. This home offers five good size rooms, four of which are double bedrooms with the first of those being the epic 16ft master bedroom. This has the luxury of both a walk in dressing room and a beautifully refitted en suite shower room with walk in shower and underfloor heating. The second bedroom also has its on en suite bathroom and built in storage, the further two bedrooms comfortably accommodate double beds with a smaller single fifth. There is also a well appointed family bathroom with a separate airing cupboard opposite.
The garden is a real suntrap all day and backing into the woods, it's perfect for entertaining. Whilst to the front you have ample driveway parking for multiple vehicles and a double garage with motorised doors. Area Comment...This home sits tucked away right at the back of Manor Park Drive, which is just off Nine Mile Ride. It is just a stones throw away from the popular California Country Park and FBC Centre and neighbours onto a cut through to both. Also a short distance away you have some great local amenities including the Co-op, pharmacy and post office not to mention fantastic restaurants. It also falls within many of the areas popular local school catchments such as Nine Mile Ride & Gorse Rise Primary and Bohunt Secondary Schools. If you're looking for some open green space to explore or take your dog for a walk, you've got some great choices locally such as Simons Wood and as we've already mentioned the FBC Centre and California Country Park which both have fantastic playparks and cafes too. Wokingham Town Centre and Train Station is just over a 10 minute drive away, having recently been redeveloped it really is a great place to go with plenty of well known and independent retailers.
